What We Do

End-to-end water safety and plumbing for commercial estates.

TMV & TMT Servicing

Thermostatic Mixing Valves and Thermostatic Mixing Taps are critical safety devices. When they fail, people get hurt. We've installed and serviced over 1,000 across NHS trusts and commercial sites, to HTM 04-01 standard every time.

Annual servicing & fail-safe testing
New TMV/TMT installations
Replacement programmes
Full compliance documentation

System Disinfections

Full system disinfections to ACoP L8, HSG 274 part 2, BS 8558 and CIBSE guidance. That includes new installation sign-off, post-remediation work, and planned disinfections as part of your water safety programme. Every disinfection comes with a full written report.

Pre-occupancy disinfections
Post-remedial disinfections
Planned programme disinfections
Written reports & compliance records

Dead Leg Removal & Remedial Works

Dead legs, redundant pipework and poorly designed systems are the leading cause of Legionella risk in commercial buildings. We identify, isolate and remove them and hand over documentation your Responsible Person can rely on.

Dead leg identification & removal
Redundant pipework isolation
Remedial works from risk assessment actions
As-built documentation

New Pipework & System Installs

From new domestic services to full commercial water system installations, we design and install to current standards, including HTM 04-01, BS EN 806, and Water Supply Regulations.

Cold water storage & distribution
Hot water systems & calorifiers
New TMV/TMT installations
Pipework modifications & extensions

Heating & Drainage

Water safety doesn't exist in isolation. We also cover commercial heating systems and drainage so estates teams have a single specialist contractor for the full building services picture.

Commercial heating systems
Boiler and plant maintenance
Drainage installations & clearances
Pump maintenance & replacement

Asset Surveys & Drawings

You can't effectively manage water safety on a system you don't fully understand. Accurate asset registers and up-to-date schematic drawings are the foundation of any credible Water Safety Plan. Without them, your Responsible Person is working blind and your risk assessment is built on assumptions.

Full water system asset surveys
Schematic and as-fitted drawings
Asset register production and updates
Gap analysis against existing documentation

The Hydren Difference

Hydren is led by water safety professionals with deep experience managing complex systems across NHS and commercial estates. Our work is grounded in qualified Responsible Person (Water) leadership, which carries the formal accountability for water safety compliance under HTM 04-01 and HSG274.

That means we approach every job with the mindset of those who will ultimately answer for the outcome, not simply whoever completed the task.

  • Qualified Responsible Person (Water) leadership
  • HTM 04-01 working knowledge
  • Documentation that satisfies auditors and CQC inspections
  • NHS-trust level standards applied to every project

Work We're Proud Of

Every project is different. Here are three that show how we think when things aren't straightforward.

NHS Healthcare Facility, London

Dead Leg RemovalSystem DisinfectionLive Clinical Environment

THE CHALLENGE

A large NHS site had over 20 identified dead legs across both hot and cold water systems. That represented a direct Legionella risk. The system was fully live, serving clinical areas that couldn't be taken offline. Existing isolation valves were unreliable.

WHAT WE DID

We coordinated closely with the clinical team to plan each phase around patient safety, working entirely out of hours and predominantly at night. Where reliable isolation didn't exist, we froze the pipework and installed new isolation valves before proceeding. All 20+ dead legs were removed compliantly and the full system was chemically disinfected on completion.

THE OUTCOME

Every identified dead leg resolved. System disinfection completed and signed off. Full compliance documentation provided. Zero snagging items.

Commercial Healthcare Facility, South East England

TMV ReplacementRestricted AccessHTM 04-01

THE CHALLENGE

A client needed a number of TMVs replaced across their site. The valves had been installed in positions that made them almost inaccessible. Other contractors had suggested opening up walls and ceilings.

WHAT WE DID

Rather than defaulting to demolition, we assessed each location before raising a tool. We found a way to access and replace every single TMV without removing a single panel, tile, or section of wall, then repositioned each valve to a more accessible location for future servicing.

THE OUTCOME

Every TMV on the programme replaced and commissioned to HTM 04-01 standard. Zero making-good required.

Commercial Office Building, London

Hot Water BalancingCommissioningTemperature Compliance

THE CHALLENGE

A building manager called us in with a persistent problem: hot water circulation wasn't working. Outlets on upper floors, including the 7th, were failing to reach correct temperatures, creating both a Legionella risk and a compliance failure.

WHAT WE DID

We identified the root cause: return legs lacked proper balancing. Working alongside the client, we installed double regulating balancing valves on each return leg throughout the building. Each valve was individually tested and commissioned based on measured flow data rather than estimates.

THE OUTCOME

Full hot water circulation achieved throughout the building including 7th floor furthest outlets. Temperatures brought into HTM 04-01 compliance at all sentinel points. Full commissioning data provided for the water safety logbook.

A Clear Process. No Surprises.

From first contact to signed-off job, you know exactly what to expect at every stage.

Initial Consultation

A quick call or site visit to understand the scope of works, your compliance requirements, and any existing water safety documentation. No obligation, no sales pitch.

Scoped Proposal

A clear, itemised quote with scope of works, timescales, and what documentation you will receive on completion. No hidden extras, no vague line items.

Planned Delivery

Works are scheduled around your estate's operational needs while minimising disruption to staff, patients, or building occupants. Out-of-hours available where required.

Documented Sign-Off

Every job comes with the right paperwork, including completion records, test results, certificates, and as-built information your Responsible Person or auditor needs.

We Work to the Right Standards.

Every job is carried out in accordance with current NHS guidance, British Standards and HSE regulations. Precisely, not approximately.

CIBSE

Chartered Institution of Building Services Engineers

CIBSE guidance applied to water treatment and system design, including TM13 for building services engineering.

SFG20

Industry-standard maintenance schedules and frequencies for building services assets. We align planned maintenance and records with SFG20 where estates teams use it.

COSHH

Control of Substances Hazardous to Health

Assessments and safe systems of work for chemicals used in disinfections, dosing and water treatment. We work so site activities meet COSHH expectations alongside water safety law.

Built on Expertise. Not Just Experience.

Hydren Group is a commercial water safety and plumbing specialist based in South West London. We work exclusively with commercial clients, including NHS trusts, healthcare facilities, care homes, hotels, and commercial estates across London and South East England.

Hydren was built by seasoned water safety professionals with years of hands-on experience managing complex systems for NHS trusts and commercial estates. Our delivery is grounded in qualified Responsible Person (Water) leadership: the formal accountability for water safety compliance under HTM 04-01 and HSG274.

We approach every job with the mindset of those who will ultimately be held responsible for the outcome, rather than someone who only needs the visit signed off. That means proportionate controls, evidence-led documentation, and work that sits credibly inside your Water Safety Plan.

We don't take on domestic work. We don't cut corners on documentation. And we don't take on jobs we're not qualified to deliver.
